Age Preference is 1975 and newer, but will consider all age properties
Geographic Focus Nationwide
Location Traits A+ to C+, trade areas with strong demographics and economic diversity
Target Return 15% - 20%+ levered IRR's
Investment Period 3 – 5 years (short to medium-term) and 5 – 10 years (medium to long-term)

To complete a preliminary pricing analysis, we request the following information:

  • Age, unit mix w/ sq.ft., parking count, interior and community amenities, site description, construction and mechanical details
  • Location Maps
  • Color photographs
Market Data
  • Demographics
  • Local and neighborhood market analysis
  • Relevant rental and sales comparables
Financial Data
  • Occupancy history for the past two years
  • Current rent roll
  • Real estate tax bills for the past two years
  • Two years historical and year-to-date operating statements, preferably on a trailing month basis
  • Terms of existing financing if applicable: lender, original principal amount, origination and maturity date, interest rate, amortization, current payment, prepayment penalty and/or assumption fee
  • Cash flow analysis
