Investment Strategy
DMT Investments’ core investment strategy is to acquire established and/or under-performing multifamily communities in strategic locations as short to long-term investments with a primary emphasis on current cash flow. We seek to capitalize on market inefficiencies which can result from:
- Targeting “B” to “D” grade product in step-up locations
- Investing in rebounding and/or expanding submarkets
- Acquiring assets that are owned by motivated sellers, inexperienced and/or non-local operators, exhibit signs of mismanagement, inadequate attention to detail and/or significant deferred maintenance
Our basic fundamental practice of acquisition is to invest in assets where value can be created and enhanced through value-add strategies including:
- more professional management tactics
- strategic asset enhancements via interior and/or exterior cosmetic upgrades
- prudent financial engineering
After optimizing an asset’s value, our exit strategy is via opportunistic sale when market conditions are most favorable in order to achieve maximum profit realization for our partners.
